Who can sign in your town, what the certificate is (and is not), and what happens if the pond needs work. No invented reviews and no fake policy numbers.

In Mooresville, Huntersville, and Lincoln County, the town generally accepts a licensed engineer (PE), a licensed landscape architect (LA), or someone with the NC State SCM Inspection & Maintenance credential. Dave Kaplan holds that NCSU credential (cert #6134, expires 12/31/2028). We confirm the current town list before you file.
Are you an engineer? Some towns want a stamp.
No. We are not a licensed PE or landscape architect. Some towns need an engineer stamp; some accept the NCSU credential. We’ll tell you what your town wants before you book.
I got a letter from the town. What do you need?
The community or business name, the town, how many ponds or stormwater controls (a guess is fine), and the deadline on the letter. You do not need to know SCM types.
Will every town accept your signature?
No. We quote as inspector of record only where the town accepts the NCSU SCM I&M certificate. Charlotte, Statesville, Davidson, and similar PE towns get a referral — we do not stretch a signature or treat those as “we file your annual report” jobs.
Do you inspect in Davidson?
Some Davidson filings may need a PE seal. We’ll flag that before you book and refer those jobs rather than overclaim the signature.
What if the pond “needs work”?
You still get the town form, photos, and a one-page cover with likely fixes by cost. We do not do the repair. If you have a missing-report or violation notice, rush is 1.4× list (visit and report within 5 days when we can). Re-inspection is $150 within 90 days, $250 after.
Do you maintain ponds?
No. We inspect and report. We do not mow, dredge, treat algae, or sell a maintenance contract.
How fast can you turn this around?
Typical same-week visit. Report in 5–7 business days. Rush is 1.4× list for a 5-calendar-day path when we can take it.
Are you insured?
Yes. Fully insured. Certificate on request. We do not publish policy numbers here.
Do you offer a $299 pond check?
No. Wet pond is $450. Dry pond $395. Small vegetated controls start at $375. Commercial visits have a $650 floor.
Do you work for HOAs and for businesses?
Yes — equally. HOA boards and community managers, and businesses that own ponds or controls (retail, office, medical, light industrial, apartments). Same inspector, same published rates, same report.
Can you stamp drawings?
No. We inspect existing ponds and controls and complete the town’s inspection paperwork. We do not stamp plans or act as engineer of record.
